What is the difference between BunceHouse and a high street agent?
Nothing. We provide a property management service to ensure your property is looked after properly and assist with finding suitable tenants to ensure you have minimal void periods that will protect your investment returns all at a very reasonable price.
Are there any hidden costs?
No, there are no hidden costs, we are very transparent with our fees.
Can I market my property with another estate agent at the same time?
Yes, you are free to market your property with another estate agent at any time, although we advise that you read their terms and conditions to make sure that they allow this too.
What professional bodies is BunceHouse a member of?

Do I need an energy performance certificate before you will market my property or to let?
Yes, it is a legal requirement that you have an energy performance certificate (EPC) before you market your property. We will not market any properties for sale or to let that do not have a valid energy performance certificate.
What is an Energy Performance Certificate (EPC)?
Its purpose is to record how energy efficient your property is. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and CO2 emissions from their building so they can consider energy efficiency and fuel costs as part of their investment.
It is UK law that the home owner must have ordered an EPC before listing their property
Does BunceHouse arrange viewings?
Yes, if you are selling or letting your property we will arrange and book all viewing appointments for you. However, depending on what selling or letting package you have selected, it may be up to you to show interested parties around the property.
What if my house is currently for sale or let with a local estate agent?
BunceHouse is happy to market your property at the same time you are marketing with a high street agent, but we would highly recommend you check the details of your contract so you are aware of any extra charges you may incur from the high street agent.
What can I do to help my property sell?
First impressions count so put yourself in a buyers shoes and consider how you can enhance your property. Consider it’s “kerb appeal”, the first thing a potential buyer will consider before even getting to the front door. Here are some things to look out for:
- Does the front of your house need smartening up?
- Could the front garden be tidier?
- Would the front door look better with a fresh lick of paint?
- Could the front windows do with a clean?
Look at the inside with a critical eye too:
- Keep it clean and tidy. De-clutter and use sensible storage. Potential buyers want to visualise how they can fill in the space.
- Undertake any minor repairs that need doing so buyers will need to really try hard to find any negatives.
- Bring out the best features such as fireplaces and use mirrors to increase the sense of space.
- Banish smoke and pet odours. Open the windows, brew some fresh coffee and add finishing touches such as fresh flowers, to brighten up the place.
- If you want to re-decorate, go for neutral tones, which will appeal to a wider audience.
